Cutting plans for affordable River City apartments in Sacramento

Progress has been made on new permits for the River City Affordable Apartments proposal at 1601 69th Street in East Sacramento. The proposal will bring new density to a vacant lot next to the Sacramento State campus. Carslbad-based affordable housing developer Chelsea Investment Corporation is listed as the property owner.

The project application shows that the size has been significantly reduced compared to the initial application. In July last year, Chelsea Investment had proposed a 90-unit complex on the almost one-hectare site. Now the plan includes just 66 units.

The apartment types vary with 19 one-bedrooms, 28 two-bedrooms and 19 three-bedrooms. The 56-meter-high structure will yield 67,460 square meters. Improvements to the site include a central courtyard in the center of the C-shaped building, parking for 17 cars and a half court for basketball. The square offers a number of outdoor facilities for residents, such as barbecue pits, a children’s playground, table tennis tables and a picnic area. GMP is responsible for the landscape architecture.

McKinley Associates has remained on board as the architectural firm responsible for the design of the River City apartments. Although no rendering has been provided, the project facades show a typical podium-like complex with articulation and massing across the facade.

The project site is at the corner of 69th Street and Folsom Boulevard. In addition to the nearby California State University campus, residents are close to a few shopping centers, apartments and a light rail station. Downtown Sacramento is about 20 minutes away by public transportation.

The estimated cost and timeline for completion have yet to be shared.
